This expansive residential property features both a primary residence and a guest home, frequently used for hosting events and gatherings. The landscape is designed to impress at first sight, with meticulously maintained turf, structured hedges, vibrant seasonal color beds, and mature trees that frame the property. From the moment you arrive, the focus is clear: lush, green lawns year-round, manicured greenery, and colorful planting arrangements that create a welcoming, elegant atmosphere.
The landscape is diverse, incorporating natural grass, synthetic turf areas, and multiple putting greens, all of which require different maintenance techniques to preserve their appearance and functionality. The backyard features a striking water fountain with a statue centerpiece, surrounded by bamboo and layered planting, serving as a focal point for guests. The bamboo acts as a natural privacy screen for the guest house, giving the backyard a secluded, resort-like feel despite being in the heart of the city. Mature trees—original to the property—are carefully pruned and treated to maintain their health and contribute to the property’s established character.
Seasonal color is another key design element. The client prefers a formal aesthetic in the large front beds, while smaller patio containers showcase vibrant, mixed plantings to create points of visual interest during events and daily life. Current seasonal plantings include caladiums, vinca, and mixed begonias, chosen for their bold color and resilience in Houston’s climate.
Challenges & Solutions
One of the biggest challenges on this property involved persistent turf saturation behind the guest home. Despite correct irrigation schedules and seasonal adjustments, one section of lawn consistently stayed wet, leading to recurring fungal issues and unhealthy grass. To diagnose the problem, the maintenance account manager spent several hours carefully observing the irrigation cycles and the topography. This revealed a subtle low spot in the lawn combined with an overlapping spray pattern from two sprinkler zones. By strategically reducing run times on both zones and improving soil aeration, the team was able to resolve the drainage issue. The turf in this area now maintains a healthy, vibrant green with no standing water or fungus—setting a new visual standard for the property.
Maintaining the artificial turf and putting greens also presents unique requirements. These surfaces are brushed and infilled two to three times a year to prevent algae buildup and maintain the smooth, vibrant finish that guests expect during events.
Another ongoing challenge is communication and responsiveness. The property owners maintain very high standards, and their landscape is often a centerpiece for social events. To meet expectations, the supervisor conducts weekly property walks and maintains consistent communication with the client.
